WHAT IT COSTS TO SELL

Agent commission
Negotiable — we agree up front. Commissions are not set by law and cover marketing, negotiation, and coordination through closing.
Seller closing costs
Title policy, tax and HOA prorations, HOA transfer fees, and standard closing charges.
Prep & staging
Cleaning, small repairs, and light staging — often a small spend that pays back multiples in sale price.
Possible buyer concessions
Repairs or closing-cost help, depending on the market and inspection. We negotiate to protect your bottom line.

HOME PREP CHECKLIST
Small moves, real impact.
Declutter and depersonalize — buyers need to picture themselves in the home.
Deep clean top to bottom, including baseboards, windows, and appliances.
Boost curb appeal — landscaping, front door, and a pressure-wash go a long way.
Handle minor repairs — leaky faucets, paint touch-ups, loose hardware.
Neutralize bold colors and odors — a fresh, neutral palette photographs better.

TEXAS SELLERS: WHAT TO KNOW
A few Texas-specific things.
Seller's Disclosure Notice
Texas requires sellers to disclose known conditions of the property. Honest disclosure protects you legally and keeps deals from unraveling later.
Title & survey
Buyers will want a current survey and clean title. If you have your existing survey, dig it out early — it can save time and money.
Property taxes & prorations
Property taxes and HOA dues are prorated at closing so each side pays for the days they own the home. The title company handles the math.
