Katy is the default answer for most relocating families — Katy ISD is consistently top-ranked, new construction is abundant, and you're a short hop from the Energy Corridor. Great mix of price points and lifestyle.

Fulshear

Price: ~$450K–$900K+ (median ~$530K)
Schools: Lamar CISD / Fort Bend ISD

Fulshear is Katy's more upscale, semi-rural neighbor — larger lots, newer builds, and a quieter feel. Trade a slightly longer commute for more square footage and a more relaxed pace.

Richmond

Price: ~$330K–$500K
Schools: Lamar CISD / Fort Bend ISD
Commute: Sugar Land ~15 min · Downtown ~40 min

Richmond is where you get more house for the money without sacrificing schools. Strong Fort Bend districts, family-friendly master-planned communities, and quick access to Sugar Land.

Sugar Land

Price: ~$350K–$600K
Schools: Fort Bend ISD (top-rated)
Commute: SW Houston / Downtown ~30–40 min

Sugar Land is polished and established — great restaurants, top schools, and one of the most diverse suburbs in the country. Less new construction than Katy or Fulshear, but strong long-term value.

Cypress

Price: ~$300K–$700K+ (median ~$407K)
Schools: Cypress-Fairbanks ISD (rated A)
Commute: NW Houston / Energy Corridor ~25–35 min · Downtown ~40–55 min

Cypress has exploded with new construction and gives you noticeably more space for the price than the west side. Great fit if your job is on the northwest side of Houston.

Communities: Bridgeland

The Woodlands

Price: ~$450K–$700K+ (premium)
Schools: Conroe ISD (& Tomball ISD)
Commute: ExxonMobil/north campuses ~10–15 min · Downtown via I-45 ~40+ min

The Woodlands is the gold standard for master-planned living — walkable town center, parks and trails everywhere, and easy access to ExxonMobil and other north-side employers. You pay for it, but resale is strong.

Pearland

Price: ~$300K–$450K (median ~$350K)
Schools: Pearland ISD (top-rated; #3 Best Places to Live in TX 2025–26)
Commute: Texas Medical Center ~25–30 min · Downtown ~30 min

Pearland is the answer for anyone working in the Texas Medical Center — short southern commute, top schools, and prices that still feel reasonable. Popular with doctors, nurses, and med students.

What Texas homeowners wish they'd known.

General info, not tax or legal advice

  • Property taxes run higher than many states — the tradeoff for no state income tax. Budget for them in your monthly payment.

  • File your Homestead Exemption after closing to reduce the taxable value of your primary home.

  • Some master-planned communities carry MUD taxes (they fund local infrastructure) — factor these into the total tax rate.

  • Check FEMA flood maps and flood-insurance costs for any specific home (important in the Houston area).

  • Unsure of an area? Renting short-term is fine — but many relocating buyers buy right in with the right local guidance.
